Inventory 
An inventory is a binding legal document that provides an accurate written record of the condition and contents of a property at the beginning of a tenancy.

This is achieved by producing a document which includes clear, high quality photographic evidence along with detailed wording to describe each room and item left in the property.

Our E-sign facility will provide an easy format to gain signatures from all parties at the click of a button or swipe of a finger for all smart phone users.
Check-in
Why not take the stress out of your life? 

With Lightning's check-in service you no longer need to waste time attending the property to move your tenants in. We can do it all for you. 

We will walk the tenants through the property, check smoke/carbon monoxide alarms, gain meter readings, provide necessary paper work to the tenant (How to let guide, gas certificate, EPC etc.).

The tenants will sign a document confirming all the above has been completed and then we will release the keys, to a happy tenant who feels that their needs have been met in a professional manor.
Mid-term inspection
A mid-term inspection is a report that is produced showing the condition of the rented property in the middle (or at a point) of the tenancy.

This is a great opportunity to build relationships with the tenants and check that the property is being treated in a satisfactory manner for the landlord.

One of the main questions a landlord asks is what is a letting agent doing for the money I pay?  A mid-term inspection is a great way to justify that you are looking after their property in the best possible way, and worth every penny of your management fee.
Check-out report
A check-out is the handover of the property from the tenants at the end of a tenancy, which involves a review of the state of condition, compared to any initial inventory.

In the event of a dispute at the end of the tenancy, the tenancy deposit scheme with whom your deposit is held will require a copy of the inventory and the check-out report in order to justify any deductions. The lack of this document will mean that the tenant will be awarded the full deposit.
