In order to legally let your property in the UK it is a legal requirement for the landlord to provide the tenant and if applicable the letting/managing agent of the property a valid copy of a gas certificate proving the property is safe prior to a tenant taking possession.
 
The certificate must be performed by a gas safe registered engineer and is valid for 1 year, so must be performed annually whilst the property is let.
 
In addition to legally sell or let your property in the UK it is also a legal requirement to provide the tenant or purchaser with a valid Energy Performance Certificate (EPC) which will remain valid for 10 years from the date performed.
